RERA exists so buyers can verify claims instead of trusting them. This page explains how it applies on the YEIDA corridor, and how to run those checks for yourself on the public register.

01Our registration details
Ask the desk for our current RERA position and we will give it to you directly, along with any certificate that applies to the transaction you are considering.
We do not state a registration number on this page until it has been confirmed against the UP RERA public register — a number nobody has checked is worth less than no number at all, and you should treat any firm that publishes one loosely with the same suspicion.
02What RERA is
The Real Estate (Regulation and Development) Act, 2016 — RERA — created a regulator in each state to bring transparency and accountability to property transactions. In Uttar Pradesh that regulator is UP RERA.
It requires qualifying projects to be registered before they are marketed, requires agents to be registered before they deal in them, and gives buyers a forum for complaints that does not begin with a civil suit.
03How to verify anything, and anyone
You do not have to take anybody's word for this, ours included. UP RERA publishes a public register that you can search yourself.
- Go to up-rera.in and open the public search for registered projects and agents.
- Search the promoter or project name, or the agent's registration number.
- Check the registration is current, and that the project's registered details match what you have been shown.
- Ask for the registration certificate itself if anything does not line up.
04How RERA applies to plots on this corridor
Plot transactions on the YEIDA corridor do not all sit in the same place under RERA. A direct allotment from the authority under a scheme, a resale of an allotted plot between private parties, and a promoter-developed plotted colony are three different situations with different registration positions.

05What you should always ask for
- The project's RERA registration number, where the project requires one.
- The agent's RERA registration number, and confirmation that it is current.
- The allotment letter or lease deed, and the current dues position from the authority.
- Written confirmation of transfer eligibility and any lock-in period still running.
06Raising a complaint
If you believe a promoter or agent has breached the Act, UP RERA accepts complaints directly and the process is set out on up-rera.in. That right exists whether or not you engaged us, and we will help you prepare the file if you did.
07The limits of this page
This is a plain-language summary, not a statement of the law, and RERA rules are amended from time to time. The Act itself and UP RERA's own published orders and circulars are the authority. For a position on your specific transaction, take legal advice.
