Beyond the airport: the projects that will move sector prices next

The airport is the reason people look at this corridor. It is not the reason the corridor will keep repricing — an airport moves people, and land reprices on where those people work and live.

Employment is the variable, not connectivity

Connectivity brings a corridor into consideration. Employment is what converts consideration into end-user demand, and end-user demand is what makes a price level durable rather than speculative.

So the projects worth tracking are the ones that put jobs on the ground within commuting distance, and the ones that make those jobs reachable.

The nodes that matter

  • Film City — a large media and production cluster, notified in the corridor. Employment-dense if it lands at scale, and it draws service employment around it.
  • The Medical Device Park — manufacturing, with allotment activity underway. Industrial employment with a long tail of ancillary units.
  • Data centre and electronics manufacturing clusters — capital-heavy, employment-lighter per acre, but they anchor power and fibre infrastructure that everything else then uses.
  • Logistics around the cargo function — steady employment, and it fixes the corridor's role in a way an announcement cannot.
  • Expressway interchanges and planned rail links — these do not create demand, they decide which sectors can access it.

Read the stage, not the headline

Every one of those sits at a different point on the same ladder: notified, allotted, under construction, operational. The ladder matters more than the size of the project, because the price effect of each rung is completely different.

Notification moves asking prices. Construction moves transacted prices. Operation moves rents and end-user demand. A project stuck between notification and construction for years can flatten a sector that priced it early.

What this means for sector selection

Pick the sector for the node you believe in, then check the thing most people skip: can people actually get from that sector to that node on a road that exists today, or on one that is genuinely under construction?
